Responsibility for your home
As a tenant, you have certain rights as well as responsibilities. These are governed by the law on rental apartments (AHVL). You have also agreed to the term and conditons of your tenancy agreement by signing it.

You have a responsibility to keep the apartment in good shape by cleaning and maintaining it. The responsibilities you must undertake during your tenancy are described in more detail in the terms and conditions of your tenancy agreement. Please note that you must also notify Hoas immediately if the apartment is damaged or if there is a problem that falls under Hoas' responsibilities. Report such situations via the fault report form.

Hoas makes every effort to ensure that living in a Hoas apartment is a smooth and cosy experience for you, but you must remember that some of the maintenance tasks that need to be carried out in rental apartments are your responsibility. You may be charged for any damage to the apartment that you caused by your negligence or carelessness. Hoas has a predefined tenant charge sheet for damage compensation. Also note that you will be held responsible for any damage caused by others that have entered the apartment with your permission.

The law does not allow tenants to make any changes to the apartment without Hoas' permission. Such changes would be, for instance, painting the walls or replacing the flooring material.

It is also good to remember that Hoas is not accountable for any damage to your personal belongings; you should get home insurance to cover your personal items. Hoas recommends that all tenants get a home insurance policy to cover unexpected situations. If you have a dishwasher or a washing machine in your apartment, home insurance is mandatory.

When you move into a new apartment, you must check the apartment carefully and note any faults or problems on the move-in report you submit to Hoas within two weeks from picking up the keys. This way, as you move out, you will not be held accountable for damage that was already present when you moved in. If you find the apartment untidy, let Hoas know immediately.
