Paying the rent
The account and reference number details have been sent to you on a rent invoice that was attached to the tenancy agreement confirmation message you received from Hoas.
We will not send out rent invoices every month so please save the rent invoice. The rent is to be paid once a month, in advance by the 6th of every month.
Please note that the account number for paying your rent is not the same as the account used for paying the deposit. The rent payment account for Hoas is the following (please remember to use the reference number):

Below you will find other useful information for paying the rent.

Foreign bank account: You can pay your rent from abroad by using the account details and the reference number given in the rent invoice. Please note the international bank transfer fees when paying from abroad.

Finnish bank account: You can pay your rent from a Finnish bank account by using the account details and the reference number given in the rent invoice.

Online: You can pay your rent via online banking systems if you have an access to one through your own bank in Finland or abroad.

R-kioski payment: Paying invoices with barcodes is possible at R-kioski branches. To make a payment at R-kioski you need to have a Finnish personal identity code and a Finnish identity card. For more information please contact R-kioski.

Please always remember to use the correct reference number when you pay the rent. The reference number ties the payment to you personally and to your tenancy agreement. Using the reference number helps us to process your payments faster and more reliably.
The reference number stays the same every month and you can see it in your rent invoice. If the payment is made without the correct reference number and we cannot tie the payment to the tenant's agreement, the tenant will be responsible for any costs associated with payment reminders.
When the reference number is used Hoas will automatically tie the payments to the rents so you don't have to send a confirmation e-mail or receipt about your payment.

By using the correct reference number, you can pay rent for several months at a time or pay the rent from separate accounts. Please check that the amount you pay and the account number you use are correct. Please keep your receipts/account statements as proof of rent paid and keep track of when you need to pay your rent again.
If you accidentally pay your rent several times, the extra payment can be used to cover your next months' rent or alternatively the extra payment can be returned to you. If you want it to be returned to you, please send the account information for the return to Hoas payment services (payments[at]hoas.fi).

The due date for rents is always the 6th of each month or the next business day after that.
The rent due date is fixed and cannot be changed under any circumstances - even if you arrive in Finland later than the 6th of the month.

Please note that the tenant is responsible for the bank fees of any international transfers. Any added costs will reduce the amount received by us. Additional costs may be caused by currency conversions and for example extra fees charged by your bank, an intermediary bank or the Bank of Finland. Your own bank can advise you about the bank fees.

If your rents or other payments are overdue or only partially paid, you will be sent a payment reminder, which adds a payment reminder charge (5 € per reminder) to the rent.
The reminders for the overdue payments are sent once a month. The reminder charge is added to the debt every time Hoas has to send a reminder to the tenant so the cost involved in overdue payments can be considerable. Rent debt can also lead to termination of the tenancy agreement. That is why you should always pay the rent by the due date!

If you need a certificate of your rent payment records, for example for a new landlord, you can ask for a certificate from Hoas Payment Services (payments[at]hoas.fi).
The official signed certificate from Hoas costs 10 euros.

Rents are adjusted in the autumn in conjunction with budgeting, and any increases in rent will be enforced from the beginning of January. The tenants will be notified of the changes at least two months prior to the increase. The rent increase notification letter will be sent to tenants by post.
