Hoas encourages the maintenance service operatives to use their own initiative, and not rely on performance lists in their work. This is why we do not record here how many times per week the stairway is vacuumed or the communal waste container is emptied. The carpet is vacuumed when it is dirty and the waste container is emptied when it is full.

Most properties no longer employ a full-time caretaker. We now seek to restore this service model and hope that this will ensure a good and comprehensive quality of service.
The cleaning company and property management are jointly responsible for ensuring that the property is in good condition and comfortable to live in. Hoas wants to distance itself from rigid service descriptions that control operations. Generally speaking, property management services are defined at the tendering stage, with strict limits set for what needs to be done at each property and when to do it. This model does not take into account the fact that seasonal changes and weather conditions, have an impact on the need for cleaning.
On the other hand, property management needs are largely influenced by the size of the property and the type of residents that live there. If everyone puts their rubbish in the waste containers provided and their cigarette butts into ashtrays, the yard will not need cleaning quite so often. Instead of spending, say, half an hour washing a completely clean sauna, let’s spend that time dealing with genuine shortcoming in the property.

The desired model will work as teamwork between Hoas, service providers and residents. Feedback from residents is invaluable in developing the service and also helps in quality control. If there are shortcomings in the maintenance or cleaning of the property, please inform Hoas of this via the fault notification system. Please note that in autumn weather, the stairs may become dirty much quicker than at other times of the year. We may also take longer to clear the snow after a particularly heavy snow storm. You can help the cleaners in their work by cleaning your shoes at the front door using the shoe brush and door mats, to stop dirt from getting into the stairway.

Please do not use your own doormat outside your front door. They make cleaning more difficult and increase the amount of loose dirt. Cleaning operatives are not tasked with moving or cleaning residents’ own doormats placed in the corridor, rendering them "no man’s land". The Rescue Act also stipulates that a public stairway must only contain one large doormat at the main entrance, i.e. residents are prohibited from placing doormats outside their own individual doors.
Sauna is usually cleaned once a week. If the sauna is being used particularly often, it will be cleaned more often. Since the cleaning is undertaken within normal working hours (between 7 am and 4 pm), the sauna is not cleaned between different users. Please ensure, therefore, that you leave the sauna tidy for the next user.
