Fixed-term tenancy agreement

The credit information of any applicant and the guardian of an underaged applicant is always checked automatically from the systems of Suomen Asiakastieto, when an application is submitted. If any one applicant or the guardian of an underaged applicant is found to have payment default entries the tenancy agreement will be set to a fixed term of four months.

If no problems arise with your tenancy or rent payments, and you continue to study, the agreement can be extended.

Extending a tenancy agreement with an underaged tenant

If the tenancy agreement has been made according to the old rules a fixed term due to the tenant being underaged, the agreement can be signed to be until further notice, if no problems arise with your tenancy or rent payments, and you continue to study. The tenant is responsible for applying for an extension to the agreement.

Extending an agreement that is set to a fixed term due to credit default history

If your tenancy agreement has been set to a fixed term due to a credit default history, it can be extended to a further four-month fixed-term agreement, provided that there have been no issues with rent payments, and no other reasons against extending have come up. The tenant is responsible for applying for an extension to the agreement.

Once the tenant has had two fixed-term agreements with no payment issues, the next agreement may be signed until further notice.

When can I come to extend my tenancy agreement?

At the earliest, the agreement can be extended after the first month has elapsed, and at the latest, it must be extended by the 7th day of the final month it is valid for. If the 7th day is a weekend day, you can extend the agreement on the following business day.

  • For example, if the 7th day of the month is a Saturday, you can come to extend the agreement on Monday 9th.
