You can request a statement from the register of occupants from Hoas housing services housingservices(at)hoas.fi. The statement from the register of occupants or the T form are not required for the student housing supplement. Hoas will provide details concerning your housing situation directly to KELA.

A student renting an apartment from Hoas can temporarily sublet their apartment to a third party during the summer months (May–August) or for the duration of a study-related work experience or exchange. Instructions for subletting.

You can live in Hoas apartments practically throughout your studies. Only studio flats have a limit of five (5) years, to allow as many students as possible to take advantage of them.
To live in Hoas housing, you must be a full-time student. When you graduate or your studies are interrupted, your right to occupancy also expires. Full-time student status is verified by checking that tenants are earning study credits.

In order for us to update your change of name you need to provide Hoas housing services with a copy of your new identification document or a certificate of name change from Local Register Offices (Maistraatti). You also can come visit Hoas service centre with your new identification document. Please note that a student card or a Kela card is not an official identification document.

In order to qualify for housing at Hoas, the tenant must be a full time degree student at a school of higher education throughout the tenancy. The study credit limits required by Hoas have been set low enough to allow students to temporarily earn fewer credits, for example in case of health issues or when working on a thesis.
Students in universities, universities of arts and universities of applied sciences must earn at least 30 study credits per calendar year or 60 credits per two calendar years.

To live in Hoas housing, you must be a full-time student. When you graduate or your studies are interrupted, your right to occupancy also expires. According to the conditions of the tenancy agreement, the tenant must notify Hoas in case their studies are completed or interrupted.
If the tenancy agreement has been signed on an ongoing basis and has continued for over a year, the lessor's notice period is six (6) months. If the duration of the agreement is less than a year, the notice period is three (3) months. A fixed-term tenancy agreement will not be extended, if the tenant is not a full-time student.

Request for the check of right to occupancy is sent out to a part of the tenants usually in the beginning of the year. The meaning behind the check of right to occupancy is to vacate apartments for new students by giving notice on those tenancy agreements of the tenants who have already graduated, discontinued their studies or who will graduate by summer. Read more about the check of right to occupancy.
Keys

The purpose of the door opening service is to guarantee that you can gain access to your apartment in the event that you are temporarily not in possession of the key (the key is lost or you may have left it in the apartment). In most Hoas properties, the door opening service is provided by Securitas. Contact details for Securitas as well as their fee schedule can be found here.

If you lose your key, you must immediately submit a written report of the loss at the Hoas service centre. At the service centre, you can also buy a new key to replace the one you lost.
The tenant is responsible for the cost of rekeying of the locks and/or new keys.

Tenants in a shared apartment will be given one key each and no additional keys will be available. In other types of apartments, it is possible to buy one spare key (with the exception of apartments reserved for exchange students). Read more about buying an additional key here.

Hoas properties have tenant committees run by the tenants living in that property. Tenant committees manage the rental of the common spaces as well as their keys. You will find contact details for the tenant committee in your own property on the property notice board.
