There are three options for receiving the keys: you can collect the keys from the Hoas service centre with an identification document at the start of your tenancy agreement, you may also receive the key directly from the current tenant of the apartment or if you cannot collect the keys yourself, you can authorise another person to do it on your behalf.

Key return

There are two options for return the keys: you can return the keys to the Hoas service centre in a sealed envelope at the end of the lease or you can also hand the keys directly to the new tenant by signing a handing over the keys agreement.

Handing over the keys agreement

The tenant moving out of the apartment and the new tenant moving in can agree between themselves to hand the keys over before the rent responsibility changeover. This way, the tenants can make the organisation of the move easier.

Moving to a new apartment is often inspiring and exciting, but the move can also be stressful, with lots to do and remember. Inspecting your apartment when you move in

Shortcomings in cleaning must be notified to Hoas immediately. For this reason, you should get the keys for your apartment only when you are in the position of checking that it has been cleaned. Other shortcomings and observations should be notified to Hoas via the fault report within two weeks of obtaining the keys.

Accepting items from the previous tenant

The previous tenant may offer you some items and furniture they have had in the apartment. If you want to accept some of these, please let Hoas know as soon as possible. As a general rule, before accepting items, consider carefully what you are willing to take responsibility for.

Termination of the tenancy

You must always terminate the tenancy agreement in writing. The easiest way is to fill in a notice of termination form. The period of notice is one calendar month for the tenant.

You can also submit a notice of termination by letter or in person at the Hoas service centre. You cannot submit a notice of termination by email or phone.

Apartment inspection

The preliminary inspection will be carried out during the last month of your tenancy. The inspector will check the apartment for anything that needs maintenance or repairing and they will also assess the cleanliness of the apartment. If there are shortcomings there will be other inspection after you have moved out.

Getting the deposit back

The deposit will be returned within a month of the end of the agreement. You will get the deposit back if the apartment is in good condition, the keys have been returned by the specified time and in the correct way to Hoas service center, all rental and other fees have been paid, and valid account details have been provided for refunding the deposit.

Selling or donating your personal items to the new tenant

If you want to donate or sell your items to the new tenants and they are willing to accept them, you should let Hoas know in writing. It is very important that the new tenants tell Hoas that they will accept the items you leave behind in the apartment. This is so that you will not be held responsible for removing them.
