Tenancy agreements of roomie apartments

Separate agreements (since October 2016)

  • A personal tenancy agreement is made with each tenant for their room in a roomie apartment. Each tenant is independently responsible for rental payments and the condition of their room. The common areas of the apartment are the joint responsibility of all the tenants.
  • Each tenant of a roomie apartment must study. If one or more tenants graduate, quit studies or move away, the other tenants are offered the chance to propose a new roommate. If the tenants fail to do this before the deadline or the new applicant fails to meet the resident criteria of Hoas, Hoas shall choose a new tenant for the vacant room.

Joint-responsibility tenancy agreement (tenancy agreements made before October 2016)

  • A joint-responsibility tenancy agreement is made for friend apartments, in which the tenants are jointly responsible for rental payments and the condition of the apartment.
  • Each tenant of a friend apartment must study. If one or more tenants graduate, quit studies or move away, the other tenant’s right to occupancy in the friends’ apartment is terminated.
